Good evening and thank you for allowing me to speak to you all tonight. My name is Lori Hartjoy and I am the owner of Blue Mountain Rentals
How connected are you when it comes to getting word out that you have a vacancy to rent? Do you have a rental vacancy right now or one coming available soon? Did you know that if you have a rental that lists for $1000 a month it loses almost $33 each day that it is empty? That is a lot of investment income to lose. In addition, it can also be very costly to get word out about your vacancy. Depending on how you choose to advertise it, will renters be able to find your listing?
An article I read earlier this month from the USA Today stated that 80% of American households have at least 1 internet user. It also mentioned that in the spring of 2012, the FCC will be kicking off a pilot program in 10-15 cities nationwide. This program will assist low income households and students and help provide them access to fast internet access and affordable computers so they can keep up with the pace of today’s technology based economy. This means even more households will be connected.
Blue Mountain Rentals also tries to find ways to help connect people –Helping Landlords & Renters Click! What started back in March of this year as my vision to create a consolidated rental database for renters and a way for local landlords to advertise economically and on a budget, has taken shape and grown into what Blue Mountain Rentals has become today.
When I spoke with some of you last April, I was still researching where I should advertise listings and how I could effectively get word out that there were vacancies available. I now have over 20 online housing listing sites that I use in my advertising and promotions. Along with those sites, Blue Mountain Rentals is listed in many places online. I advertise with paid internet ads, use social media sites, post flyers and business cards. Twice a month I place print ads in the Union Bulletin and the Tidbits papers. I also publish a weekly blog article linked to the website with information related to the housing market. I have been working hard to get the word out about the services I offer.
While Blue Mountain Rentals is set up to be an internet based business, all of the services I offer are also available without any internet access at all; you’ll just need to make an appointment to visit me in person. I accept ads, payments and provide information by email, phone, fax and in person.
Having been on both sides of the rental arena myself, I understand the tasks you have in front of you as a landlord when you manage your properties. I know that there is more involved than sticking a sign out front or placing an ad in the local paper to get your vacancy rented. You need a way to help keep your investment income flowing. I offer tools and services to do just that.
So, what can I as owner of Blue Mountain Rentals do to assist you in your property management? I will take care of spreading the word about your vacancy, saving your valuable time for the other parts of the property management on your rental. I will help connect you with renters.
With this areas diversity, I receive calls from those relocating to the area for jobs, students looking for off campus housing and from those who are local to the area, but are lost as to where they should begin their housing search. I reply to housing wanted listings I find and try to match them with listings I’m promoting for landlords. I offer free and low cost services to those who visit the Blue Mountain Rentals website to entice them and keep them checking back while they are searching for housing.
On average, there are 30 visits to the website each day and several phone calls and emails received as well. This means I have nearly 250 contacts each week. If you are using my services, your listing will be one of the first that house hunters see at the top of the rental promotion page. Research has shown that the information at the top of a page is what makes the greatest impression on visitors.
Blue Mountain Rentals offers several tools to assist you in marketing your rentals.

·I have FOR RENT yard signs that I can provide if you don't have one.
·I will search for and locate photos for your listing or visit the rental and take a photo of the outside to use with your listing if you need one.
·I offer a free Rental Market analysis report designed to assist you in competitively pricing your rental property.
·The website offers a language translation tool for 12 languages. This ensures that those who use English as a second language are being reached as well.
·I can provide data showing how many views your listing has had from some of the sites I use.
While I cannot guarantee success every time I promote a listing, I will guarantee that your rental listing is being seen. The more prominent and visible your listing is – especially with use of photos, the faster your vacancy will get rented. Because listing sites reach more than just local area residents, it allows those from out of the area to see your ad, no matter where they are at, on their schedule. You will be connected.
The handouts I brought have the ad submission form and the Rental Market Analysis request form so that you have them on hand. I included the list of the listing websites that I use, so you know where your listing will be found online. I brought along some testimonials from clients that can also be found on the website. There are also some cards – feel free to take extra if you want to pass them along.
Some services that I offer are free, some come with fees. Each situation is different and I would be happy to provide a quote for you. Buyer beware! Avoid the lure of phishing attempts
As a local business owner, I have seen many kinds of scam/fraud/phishing attempts. From email to print classifieds and Internet ad sites, they come in many forms. While covert and alluring in their appeal - low price, great features - scammers will say anything to get you to fall into their trap. For those of us who use Internet advertising regularly, we spot the red flags more easily. Misspelled words, bad grammar and being out of the state/country are only a few.
Recently, there has been an increase on the local level. One of the scam attempts is to take exact phrases from ads and rerun them using the same item at a much lower price. The scammer claims to be the actual owner, but is out of the state/country and the reason you're seeing the other ad at the higher price is because they paid someone to advertise it for them, but they now want to cut them out of the loop. They use all advertising mediums to try and lure us in.
I have heard from other local businesses that also have been seeing these scams. There is not much recourse for us. Flag the ad, report it to the proper authorities and then - do nothing. I always hope that no one falls for their tactics.
Some online listing sites have warnings, but even the Union-Bulletin does not place warnings in its classifieds. In fact, I would estimate that of the 30 or so advertising sources that I use, I have only seen a warning on about 5 percent of them. I believe there should be a warning to let you know at least three things: Don't wire transfer any funds. Don't enter any type of agreement unless you are able to meet the owner or a representative in person. Don't give out your personal information over the phone or email.
Please be very careful in your rental housing searches, job searches, used car searches and any other type of ad that you may come across, because they target all kinds. The only way that these scammers are successful is if someone falls prey to their tactics. Only we as consumers can stop these scammers. If they are unsuccessful at luring us in, maybe, just maybe they will finally stop phishing.
