Placing an ad for promotion:
All orders will be received by the form provided on this website, e-mail, phone or in person and payments will be handled online by paypal.com. If you need to come and place the ad in person, that must be set up in advance by e-mail or phone. All listings are based upon a contract for a set number of days. Once the contract ends, your listing will no longer appear on the Blue Mountain Rentals website. Some of the sites I use to list your rental may have lingering ads even if I have removed your listing. There are no refunds for cancelling your rental listing early. You will be contacted the date your contract ends to see if you wish to extend your contract for another term.
Please note, Blue Mountain Rentals is not a property management company and cannot provide property management services. It would be my pleasure to provide administrative and clerical services as shown for the nominal fees noted in order to assist you in managing your rental properties. Thank you!
Information on the Rental Market Analysis report:
All requests will be received by the form provided on this website, e-mail, phone or in person (by appointment). You will receive information by email by the end of the business day following your request.
Listings on the Free Rental Lead List:
All listings on the "Rental Lead List" will be posted on the website for a limited time as determined by the owner of Blue Mountain Rentals - Lori Hartjoy. I do not hold any advertising contracts for these rental properties and only provide them on this site to aid the prospective renter in their housing search. These unpaid leads are provided with no landlord contact information or details. The owner of Blue Mountain Rentals - Lori Hartjoy does not guarantee that this list is all inclusive to the local rental market, the accuracy of these listings or their availability. If the owner/manager of a listing appearing on the "Free Rental Lead List" chooses to upgrade to a promoted listing, I will gladly include all of their details based on the package they choose.
Housing Search - Paid Service:
All orders will be received by the form provided on this website, e-mail, phone or in person and payments will be handled online by paypal.com. If you need to come and place the ad in person, that must be set up in advance by e-mail or phone. All searches will be billed on a daily basis. All results will be e-mailed to you the business day following receipt of payment. You are required to provide a valid e-mail address and payment before search will begin. You submit search criteria by the form provided on this website or over the phone and I attempt to locate every listing that matches your search criteria. You receive contact from Blue Mountain Rentals directly and your contact information is never shared with 3rd parties. Blue Mountain Rentals is not responsible for accuracy or omissions and it is up to the client to verify all information once the report is received.
Billing and Payment information:
I accept major debit and credit cards through paypal.com. Cash payments may be made in person and the paypal invoice will be marked as paid in full as soon as the payment is recieved. All transaction fees are included in your cost, there are NO hidden fees. I do not accept credit card payments for ads placed in person. You will need to pay the invoice through paypal.com with your debit or credit card. I do not accept personal checks. Business checks may be accepted on a case by case basis, however your listing will not run until your check has cleared. State of WA Sales tax is charged at 8.9% for all transactions effective July 1, 2012 and will be included on your invoice.
Late Payments and NSF checks:
LATE PAYMENTS - If you make arrangements to pay after the rental listing is placed, I will charge a 1.5% finance charge per month on any past due invoices beginning 1 month from the original date of your invoice. You will receive a statement from me showing the additional finance charge.
NSF CHECKS - If you made arrangements to submit a business check for payment of services provided, and your check is returned as Non-sufficient Funds, I will proces based upon the maximum allowed fees and interest shown here -
I will require a cash only payment to cover the full amount of the check within 15 days of notice to you that the check has been dishonored. If that 15 days passes without a cash payment, I will charge the check writer 12 percent interest per year; a penalty of up to three times the check or $300, whichever is less; and up to $40 cost for collecting the check, plus any attorney's fees to collect payment for services provided.
Coupons & Discounts:
Any discounts shown on this website, coupons found online or offered to you by Blue Mountain Rentals directly, will be applied to your invoice as the discount states. I cannot discount State of WA Sales tax and you will be responsible for paying the tax on what the full amount of the charges would have been prior to any discounts on the invoice. If a promotional code was provided, you will need to supply that code in order to receive the discount offer.

Fully licensed through the State of WA Department of Revenue and City of Walla Walla. Listed on the Better Business Bureau website with a grade of A- as Blue Mountain Rentals is a new company. I will be continuing the accreditation with the BBB once the first year anniversary has passed (April 2012), per the BBB requirements. Service guarantee or policy:
Your listing will be placed on the Blue Mountain Rentals site exactly as you submit it, or as you approve it, based on the information you provide on the submission form. You will be provided an ad proof that you will need to look over and approve. If you don't make any changes you will be responsible for the text of the ad. You have 24 hours to make any changes to the ad proof. Any changes made to your listing after the first 24 hours of receiving your proof/invoice will be billed a $5 administrative fee to change your listing on the listing sites. You will be contacted if I see major grammatical errors or if any of the basic required information is missing to make sure you wish to list it as is. Photo's you submit may be stored for a maximum of 1 year for later use. If you wish relist the ad in the future, you may need to resubmit new advertising information including photo's if the package includes them. This way you are sure to have a fresh ad every time. Blue Mountain Rentals only places listings that are in compliance with the Federal Fair Housing Laws. I will not place any listings that are not in compliance with the fair housing laws - I will phone you or email you to discuss possible changes before hand.
All housing searches are performed daily and you will receive a daily e-mail from me with your final report by 5PM PST the business day following receipt of your payment. Your contact information (phone/email address) is never shared with 3rd parties.
If you feel that there is an error with your listing or that you are not receiving the services that you paid for, you may contact me direct at firstname.lastname@example.org or by calling (509) 240-3325. I will resolve any discrepancies within one business day. I reserve the right to offer credit on future ad listings or housing search services if the problem was Blue Mountain Rentals error.
Your contact information (phone/email address) is not shared with 3rd parties or sold or supplied to other companies other than what is required to place your rental listing. The only information I use is what is required to submit your listings to various search engines and advertising venues or to contact landlords regarding their listings to determine if it is a good match for your housing search. You always have the option to use a disposable cell phone or a free email address available from various providers to protect your personal information. All information that is collected during the normal course of business is stored locally, on a password protected drive on a computer that is checked for malicious software by an antivirus program that runs constantly in the background. I may choose to use contact information you provide to Blue Mountain Rentals for periodic marketing. You will always be given the opportunity to opt out of any marketing campaigns.
